The home was occupied and I just saw the interior for the first time today! I rarely get houses at this sale, but I think it being one day after the 4th of July thinned out the competition. The home is 2 beds, 1 bath, has a 2 car garage and a large lot. The house needs at least $40,000 in work and the ARV will be around $225,000 or more. We renovated a $47,000 house in a short sale real estate deal back in 2009, and later flipped it for $85,000. If you're thinking about buying a cheap house, I'm sharing our experience of the process and offering some advice and reality about all that's involved. This turned out to be a 2 bedroom, 1 bathroom short sale for $47,900 in Florida. The 794 square foot bungalow-style house was built in the 1950s, and was only one block away from Tampa Bay. It is available as an audiobook, paperback, or eBook on Amazon here: I am a house flipper with 19 active flips at the moment. I spend a lot of time with contractors and budgeting for repairs. This video gives an idea of what I pay for a rehab on one of my houses. The costs can vary greatly based on the contractor you use and where you are located. The more sub contractors you use, usually the cheaper the rehab is. If you use a general contractor the costs can really increase because they will charge a premium to manage the project. There are some contractors who are super expensive because they know home owners do not know what repairs should cost. You have to take your time finding contractors and comparing prices to find affordable, but reliable companies. You usually do not want the cheapest when hiring contractors, but it is tough to make any money if you go with the expensive contractors. Here is a another article on how to find a great contractor.
